NEW MEDICAL PLAZA BREAKS GROUND

One of the greatest attributes of Foremaster/East Ridge is its close proximity to all of the major ammenities in the city while being lifted above the chaos of the city's activities, and on November 1 of 2011 Sun River Development broke ground for their new Medical Plaza at the corner of River Road and 1990 East in St. George.  This new facility will be less than five minutes from our subdivisions.

Blue Outline shows location of new medical plaza

Of it's 1700 square feet, the entire top floor will be occupied by Dr. Joseph Te and his oncolocy practice.  There are approx. 800 sq ft. on the main level still available for lease.  They expect a July 20, 2012 occupation date.

FALL SOCIAL

It was Columbus day, and the modern ships on wheels pulled in (landed) at the picnic grounds for the social.  Earlier the organizers had brought their goods and laid them out to share.  Everyone brought a dish of something to share.  We met new friends and visited with the ones we already knew.

HAPPY BIRTHDAY BONNIE SEEGMILLER!

Bonnie and Kent Sailor Seegmiller
Vincy and Frank Stringham hosted a wonderful birthday party for Vincy's mom, Bonnie Seegmiller who will turn 90 years on October 21st.  The festivities were held at Vincy and Frank's home on Five Sisters Drive on Saturday afternoon.  For you who know Vincy, you know that she doesn't do anything half-way, and this significant birthday party was over the top!
Although no dinner was officially served, the huge variety of tasty finger foods made a scrumptious meal for any appetite.  Bonnie sat in a comfortable chair and greeted her arriving guests.  Later on, she joined several dozen friends and neighbors on the patio for a party meal.
Their home sparkled, since Frank and Vincy has just completed redecorating.  They added new carpet, tile, paint, wall decor, new granite in kitchen and bath, and, thanks to Frank's handi-work,  re-finished  kitchen cabinets.
Their patio and yard glowed, the sun on the pool reflecting the early evening light and Bonnie glowed in the love and friendship of her guests.
Bonnie has been a Foremaster Ridge resident since 2008 when she accepted the invitation to move to St. George and live with her daughter and son-in-law, Vincy and Frank.  Bonnie always has a wonderful smile and a happy laugh!  We are so glad she is our neighbor!

COUPLES DINNER GROUP

A dinner group of neighborhood couples met on Friday night, Sept. 22 for - what else - Dinner!  at the home of Frank and Vincy Stringham.  This wonderful couple have continuously worked at befriending all of the neighbors and have instigated numerous opportunities to meet and enjoy the neighborhood population.  Hopefully some of the attendees will give us a report.
I talked to Vincy this morning and she reports that there was wonderful food brought in a pot-luck style and the evening was (in her words) "perfect".

The Neighborhood Scoop

The news from the top of the world continues.  .  .  .

The dinner group gathered on Friday, September 22 at Frank and Vincy Stringham's home for (what else?) . . .  Dinner!  Having recently remodeled and redecorated their home, it must have been a fitting backdrop for a nice meal and even nicer company.  Hopefully we'll get an update on this event.

I spent the afternoon delivering an invitation to the neighborhood residents and inviting them to join us on this blog and on the Foremaster.Eastridge facebook page.  I was pleased to meet a bunch of people I had not been introduced to before.  Most of those living in our "crow's nest" are not planning to move anytime soon.  One or two are thinking their house is too big for them and are wondering what the market will do to their home value.  I will continue to keep you updated on the conditions of the market in our area.  Stay Tuned!

Real Estate Update September 2011

There is an amazing view from on top of the world!  Add that to amazing weather, and you have an experience.

REAL ESTATE UPDATE

I reviewed the homes and lots that are currently for sale in the Foremaster Ridge/East Ridge subdivisions and can see an upward curve to the property values here.
Here's why:
  • There are currently NO bank-owned homes listed on the MLS.  That is a big improvement from a couple of years ago.   (Is that cheering in the background I hear?)
  • The unfinished homes have been completed and sold.
  • Selling prices have been inching upward as well. (I will publish a complete report at the end of this quarter.)
There are currently 3 "Short Sale" homes listed on the MLS.  One of those already has an offer at the bank under review.

HOME QUALITY SOARS

I spent the afternoon touring Foremaster/East Ridge homes listed for sale. What a joy!!  The quality of homes has shot up as you can see in this entry photo at right. This is one striking home!   Travertine, Granite, New Paint, New Carpets, and so many bathrooms I lost count (but if you want to know, call me, I have that info in my trusty Foremaster/East Ridge Catalog.)  This is such a refreshing improvement from the days of (well, lets just say, there were a lot of unfinished ones).
What I loved the best about this home were the blooming rosebushes in the back yard.  That view would make doing dishes a pleasure.

MORE INFO COMING

You would rather build than buy?  Next blog I'll share my findings about the lots for sale.

"It Was A Dark And Stormy Night" . . . Snoopy (from Peanuts)

I stood on my deck and called to "Mr. Tux", that black and white fur ball of a cat.  Seemed to me like he would want to get in out of the rain - and avoid those hawks I could see out hunting along the ridge.  The lightning was getting ever closer and I looked down and could see my hands clutching the iron rail of the deck's railing.  "OOOOhh . . . I am going to get struck,"  I am thinking.  I wished  Keith was home already, because he loves to watch a "lightning show", and his attitude would improve my lack of courage.
So, just as I let go of the railing, a bright flash and boom came at the same time.  .  .  .   (Just sheet lightning in the sky).  "Whew".  Saved!
It was wonderful experiencing the invigorating rain pouring down, the whoosh of the wind, and, of course, the great lightning and thunder.  A "show" I watched while standing in the archway between the Kitchen and Living Room.  I LOVE WATCHING THE WEATHER FROM TOP OF THIS HILL!

Let's Walk!

It is heartening to see the many exercisers up on this hill.  After letting my bicycle rust for nearly a year, I dusted it off, made Keith pump up the tires and took off like I had never stopped.
  • I was sitting on one of the steps by the walk a couple of weeks ago at about 6:30 in the morning, when I heard a loud shout. Paul Tobler, one of Keith's friends who lives in Washington came jogging over.  He was on his daily 6 mile run and was "just passing" over the hill on his way back.
  • As I coasted down Crestline, on to Five Sisters and home, I "slowed down" to visit with Vincy Stringham who was jogging along.  She is out there every day, rain or shine (mostly shine).
  • Friends of my daughters often come jogging over going from Morningside and back.
  • And then there is the couple who walk over from the East side and back every day at about 4:00 p.m.  What a tan!
What a beautiful world we love in!

Real Estate Report: 2011 Mid-Year

I know I posted this on the Foremaster FaceBook page last month, but I'm sure you'll want to see it on this Blog as well.

Year Over Year Comparison 2010-2011
January to June Foremaster Ridge and East Ridge
Real Estate Statistics
Residential Single-Family Homes
Source : Washington County MLS

These figures show us that Foremaster-East Ridge is beginning to recover from the downturn.  It was great to see the vacant and unfinished homes completed and sold. Without those homes on the market, the general value of homes will improve, and that is also shown in the numbers giving us, at least to the end of June, a 24% increase in the average sale price and a 15% increase in the median sale price.  A decrease in the number of homes available for sale, as noted in the statistics, will add to the increase of home values in our neighborhoods as well, as the law of supply and demand improves in our favor.
